Cocoa Exchange at 1 Wall Street Court is a stately pre-war building that dates back to 1904. The former office building, which once housed space for the New York Cocoa Exchange, was converted to condos in 2006. The neo-Renaissance building, designed by the esteemed architecture firm of Clinton & Russell, meets the corner of Pearl and Beaver Streets with a rounded, drum-like prow and an ornate, polychromatic crown. The landmarked building, centrally situated in the Financial District, offers cozy common areas, a fitness center, and a landscaped roof deck that enjoys up-close views of the Wall Street district’s dramatic skyscrapers. In 2019, the building served as a stand-in for the Continental Hotel in the action blockbuster John Wick 3.

The plan of the building is flatiron and it is tucked away in one of Lower Manhattan s nicer crannies just a few feet south of Wall Street."

Financial district is a booming area with many new restaurants constantly opening, such as Mark Joseph Steak House (my personal favorite). Located at the corner of Wall St & Pearl St, the 2,3,4,5 subways are within 3 blocks.
With triangular architecture reminiscent of the Flatiron building, Cocoa Exchange offers boutique style living. Sky terrace and roof lounge bring the indoors out with continuous Ipe wood flooring, panels of moving glass, outdoor shower, large flatscreen TV and wet bar make it an urban oasis in the heart of the Financial District.

Since the Cocoa Exchange has only been recently converted. There is no board in existence.
The Cocoa Exchange is a beautiful triangular-shaped, landmarked, full-service condominium reminiscent of the Flatiron Building and replete with history. It was built in 1904 in the neo-Renaissance style by Century Realty Company and designed by Clinton & Russell. The building was home to the headquarters of the Munson Steamship Line from 1904 until 1921, and the New York Cocoa Exchange from 1931 to 1972.
Today, the Cocoa Exchange is a full-service 15 story building containing 126 condominium apartments. One immediately notices the many handsome features of the lobby: rosewood, Venetian plaster, fashioned Botticino marble slab walls and an aluminum leaf ceiling. Amenities include a 24/7 doorman and concierge, laundry room, and stunning Sky Terrace coupled with rooftop lounge. The Sky terrace and roof lounge bring the indoors out with continuous Ipe wood flooring, panels of moving glass, large flat screen TV, wet bar, kitchen, laundry room and Wifi. The building is nestled just south of Wall Street where Pearl and Beaver Streets converge.
