Coop board is pretty liberal. They get things done within a month usually. They interviewed my client within 4 days of asking for the meeting. They are very liberal about renovations and give a lot leeway in terms of plumbing, moving walls etc.

close to the n,r and 4,5,6 lines. The area is about half resedential and half commercial. As you travel south on 5th for a few blocks you hacve many restaurants, dry cleaners, Shops etc. 5 ot 10 minute walk/ride to midtown for work, 15-20 to downtown.
