Overview of The Excelsior at 303 East 57th Street

In 1967, the Excelsior ranked among the city’s tallest apartment buildings. The broad-shouldered, 47-story tower still maintains a commanding presence at the junction of Midtown East and the Sutton Place neighborhood. The assertive midcentury design comes from Philip Birnbaum, one of the most prolific apartment architects in post-war New York. The notched form adds extra corner rooms on every floor.

Spacious balconies, which feature in almost every apartment, open upon the Queensboro Bridge, the East River, and the Midtown and Uptown skylines. Central Park comes into view from the upper floors and the roof sundeck. A spacious porte-cochere makes for an arrival uncluttered with Midtown’s curbside traffic. Amenities such as a health club and swimming pool further establish the Excelsior as a standout among the city’s co-op buildings.

Gas and electricity are included in the maintenance fees, and the building allows pets, pied-a-terres, and in-unit washer/dryers. Its address at 303 East 57th Street puts it near fine dining, top shopping, and Whole Foods.

Carter’s Review

"This 47-story white-brick apartment tower was the city's tallest residential tower when it was built in 1967 and a precursor of many major mixed-use buildings as its lower five floors contain offices. Designed by Philip Birnbaum, who moved his offices into the building, many of the cooperative building's apartments have balconies. Over the years, the building has often had scaffolding around it to repair the brick façade as it and many buildings of its generation used a glazed brick that did not survive well in the city's freeze/cycles that caused water to freeze behind the glazing, expand and pop off the glazed facing. Many of the tower's units have impressive views, especially looking west down 57th Street. The building has a spacious lobby and attractive retail spaces, but its location suffers from noise heavy traffic on and off the nearby Queensborough Bridge."
