Overview of Waldorf Astoria Residences at 305 Park Avenue

Waldorf Astoria Residences is a conversion of the upper floors of one of the world’s most legendary hotels into 375 condominiums, along with 50,000 square feet of private residential amenities. The Art Deco landmark has been reimagined with interiors by designer Jean-Louis Deniot and an art collection curated by collector and auctioneer Simon de Pury.

From its inception, the Waldorf Astoria has been a palace in the city, hosting royalty, world leaders, movie stars, and music legends. The original Waldorf opened in 1893, with a grand marble corridor, the Peacock Alley, connecting the rival hotels built by William Waldorf Astor and his cousin, John Jacob Astor IV.

The original Waldorf was razed for the Empire State Building, and in 1931, the brand reopened on Park Avenue as the world’s largest and tallest hotel, welcoming dignitaries, celebrities, and political figures into its suites and grand public spaces. Icons like Frank Sinatra and Ella Fitzgerald were frequent guests, while storied events like Grace Kelly’s engagement party, JFK’s birthday gala, and a speech by Queen Elizabeth II cemented its status as New York’s unofficial palace.

The 375 condominium residences feature new sound-attenuating windows, multi-zone HVAC systems, full-size Bosch washers and dryers, and integrated Concierge Closets for private deliveries, dry cleaning, and 24-hour room service. Homes have cerused white-oak herringbone floors, kitchens with a fully integrated Gaggenau appliance suite, cabinetry custom designed by Deniot, and marble en-suite baths with radiant heated floors.

Waldorf Astoria Residences will offer over 50,000 square feet of private residential amenities. These include a 25-meter Starlight Pool with a skylit state-of-the-art fitness center, men's and women's wellness lounges, The Empire Club corporate suite, the Monte Carlo gaming room, and the landscaped Starlight Terrace with two outdoor kitchens and multiple seating areas overlooking Park Avenue.

Residents will also enjoy access to the Waldorf Astoria's 100,000 square feet of amenities and services, including the signature restaurant and the 30,000-square-foot spa and wellness center. Additionally, Waldorf Astoria Residences New York owners will enjoy signing privileges with preferred rates on hotel services and venues.

The Waldorf Astoria Residences occupies a Park Avenue address near Fifth Avenue shopping, fine dining, St. Patrick’s Cathedral, Rockefeller Center, and Grand Central Terminal. In 2023, the Waldorf Astoria brand was ranked the most-loved luxury hotel brand in North America according to a J.D. Power consumer satisfaction survey.

Carter’s Review

"One of the world's iconic Art Deco skyscrapers, The Waldorf Astoria, which occupied the full block between Park and Lexington Avenues and 49th and 50th Streets, was designed by Schutze & Weaver and erected in 1931.

There are grand hotels and then there's the Waldorf, which moved to this location after its former site was acquired for the Empire State Building."
