Overview of Connaught Tower at 300 East 54th Street

Connaught Tower is a 360 unit, 35 story co-op built in 1978 and converted to cooperative ownership in 1982. Designed by Philip Birnbaum for developers Charles Benenson and Lawrence and Preston Tisch, the building features sharp rectilinear architecture punctuated by columns of balconies, with a distinctive roof that bulges over these columns. A plaza at street level provides a buffer from Second Avenue traffic, while the building offers a double height lobby with porte-cochère.

Apartments commonly feature private balconies, oversized windows, and views of the Chrysler Building, the new JP Morgan tower, and the East River. Many units have windowed kitchens and bathrooms, hardwood or bamboo flooring, and central HVAC. Layouts range from one bedrooms to three bedrooms, with numerous convertible and Junior 4 configurations that allow flexible use of space. Several units include in-unit washer/dryers, walk in closets, and split bedroom layouts in larger apartments. High floor units offer particularly expansive city views and abundant natural light from southern, eastern, and western exposures.

The building provides white glove service with a 24 hour doorman and concierge, plus a live in superintendent. The Penthouse Club on the 36th floor features a glass enclosed 40 foot heated indoor pool, fitness center, sauna, sun deck, and a residents' lounge with catering kitchen. Additional amenities include an on-site garage with direct building access, bike room, and private storage. The building permits pets (one dog per household with approval) and pied-Ă -terre ownership, allows 70% financing, but does not permit subletting. A 3% flip tax is split equally between buyer and seller.

Located at 300 East 54th Street in the Midtown East/Sutton Place area, the building offers convenient access to the E, M, and 6 subway lines, multiple bus routes, and neighborhood amenities including Whole Foods, Trader Joe's, and Bloomingdales.
