Carter's Review

This handsome 7-story residential building at 11-07 Welling Court in Astoria, Queens, was erected in 2016 and has 28 rental apartments.

It is known as Graffiti House and has a very extensive art program. The builder was Aki Development and the designers were Architects Studio.

Bottom Line

A light-colored, boxy mid-rise rental building facing Goodwill Park on the East River across from Gracie Mansion. An impressive art program highlighted by a 9-story installation within the elevator shaft, visible through a glass wall, and a 7-story south façade mural.

Description

The front façade is nicely rusticated and modulated with tall windows. The top floor is setback and part of the façade is also recessed. There are three glass-walled balconies on floors 3 through 6. There are light sconces on the ground floor and on both sides of every balcony.

There is commissioned artwork on the roof by Rubin on the south façade; D. Gale in the basement; Lady Pink on the first floor; Daze on the 2nd floor; Crash on the 3rd floor; Noah McDonough on the 4th floor; Sofia Maldonado on the 5th floor; Hellbent on the 6th floor; Cern on the 7th floor; and Caleb Neelon on the roof.

Amenities

The building has a roof deck with a pergola, an outdoor kitchen, an outdoor cinema, an outdoor shower and misting wall.

There is also a virtual doorman, fitness center, bicycle storage, private storage, a package room, cold storage, a laundry, and parking for 14 automobiles, 3 motorcycles, 2 zipcars and 17 bicycles.

Apartments

Kitchens have Bertazzoni cooktops, convection speed ovens, microwaves, Liebherr refrigerators, Faber concealed range hoods, Calacatta Nuvo Caesarstone countertops, and backsplashes on white-lacquered kitchen cabinetry. The ceiling lights are recessed and the cabinets have under-lighting installed.

Bathrooms have wall-hung Duravit toilets, vanities with London Grey Caesarstone countertops, a shower niche for 12-inch rain showers, and 48-inch recessed medicine cabinets.

Apartment 3D is a one-bedroom unit with a 20-foot-long living/dining room with a balcony and an open kitchen and with a loggia off the bedroom.

Apartment 3A is a one-bedroom unit with a 19-foot-long living/dining room, a balcony and an open kitchen.
