It is located close to the center of Battery Park City, a few short blocks below the great North Cove Marina and the Wintergarden at the World Financial Center, one of the city's greatest interior spaces."

Beautiful, large private garden in rear of building where owners can bar-b-que, relax, take their children to play and reserve space for private parties. Modern high rise with Deco fixtures and overtones. Lobby will be renovated this year, public spaces were renovated last year (new fixtures, carpets, wall paper, signs). Extra storage room in basement, laundry on every floor.

I am a member of the board. There are 7 members and this year we are renovating our lobby, redoing our elevator cabs and focusing on keeping our costs down so that we can strive to have a nominal common charge increase for 2007-2008.

Close to all major subway lines (4,5,6,1,9,r,n), access to free public transportation (Downtown Connection Shuttle bus between Chambers Street and the South Street Seaport) near the Winter Garden, Century 21, Borders, Gap, DSW, a 16 Plex movie complex, great public schools (including Stuyvesant HS). Close to Bobby Van, Cipriani, and many restaurants, cafes and bars. Steps from the Freedom Tower site, health clubs and yoga studios.
Great location, 1 block from Brookfield Place! Less than that to the Starbucks that has a walkway to the mall. Extremely friendly and helpful doorman. No amenities but it's a nice small building which means friendly neighbors, fast elevators, and no noise.
