Carter's Review

The Regatta at 21 South End Avenue in Battery Park City occupies a prime location with ideal, protected views overlooking the harbor. 

If watching sunsets behind the Statue of Liberty is your idea of what a view from a New York apartment should be, go no further. 

The handsome, 9-story building was erected in 1989 as a condominium and has 182 apartments. 

It was designed by Gruzen Samton Steinglass, one of the city's leading residential architectural firms that also designed the taller Parc Place apartments nearby at Battery Park City. 

It was developed by Property Resources.

Bottom Line

With its spectacular views, parks, public art, impressive marina, the awesome Wintergarden and very high quality office towers at the World Financial Center, and the illustrious Stuyvesant High School at its north end, Battery Park City is the city's splendid showcase of fine urban planning and anyone who spends a few minutes there is enchanted. 

The building, which was developed by Property Resources, faces on the interesting and large park at the south end of Battery Park City and it is adjacent to the most attractive residential section of the giant waterfront project that has a 1.2-mile esplanade along the Hudson River.

Description

This red-brick building has an attractive two-story stone base and arcade and its entrance is nicely demarcated by a six-story façade indentation. The top two floors of the building also have some recessed balconies and the top half of the top floor is stone, capped by a small cornice. 

While the main façade is broad and flush, a side façade is considerably more interesting with a stepped plan that provides many more corners and unusual layouts. 

It has an arcade and some corner windows.

Amenities

The building has a doorman, a concierge, a roof deck, a bicycle room, some balconies and terraces, basement storage and a garden.  

It has no garage and no health club.

Apartments

Apartment 233  is a one-bedroom unit with a 16-foot-long living room with a pass-through kitchen and a triangular terrace. 

Apartment 231 is a studio unit with a very long angled foyer that leads to a 21-foot-wide living room with a pass-through kitchen. 

Apartment 221 is a two-bedroom unit that has an angled, 21-foot-long living/dining room with an open kitchen with an island, and a terrace. 

Apartment 210 is a two-bedroom duplex with a 14-foot-wide entry foyer on the lower floor, a 22-foot-long, double-height living room adjacent to a 14-foot-square dining area next to a 14-foot-wide, enclosed kitchen with an island and two bedrooms and a home office on the upper level. 

Apartment 208 is a two-bedroom duplex with a 25-foot-long living room and a 10-foot-wide dining room next to a pass-through kitchen on the lower level and two bedrooms on the upper level. 

Apartment 640 is a one-bedroom unit with a long entry foyer that leads to a dining room, a den with a balcony, a living room with a balcony and a step-up bard and kitchen.
