Carter’s Review

"This 22-story apartment building occupies the west blockfront of Sutton Place South between 54th and 55th Streets and its red-brick façade with many balconies is a handsome mate to the rather similar building just to the south across 54th Street, 60 Sutton Place South. With their many balconies and white trim, both buildings are rather cheery and quite pleasant in their rather liberal and "modern" take on Colonial style.

The impact of "Modernism" and its emphasis on clean lines and a "white" pristine look after World War II resulted in the proliferation of many "white-brick monstrosites," which did not arouse much ire at the time because of a general "cultural" enthusiasm for the "new" style. Directly across the street from this building are the white-brick buildings known as Cannon Point North and Cannon Point South and because this is the Sutton Place area they are above the norm. The Sutton Place ambiance here is superb: quiet, understated and elegant. Although some of the riverfront properties here have their own impressive gardens, there is a nice, small park at 54th Street overlooking the river as well as another at the terminus of 57th Street where there is also a crosstown bus stop. The undeniable charm of the area has always made its residents superfluous to the less than magnificent blocks between it and midtown. The area is never crowded except for July 4th when Macy's holds its spectacular fireworks display further down the river and hordes come for the excellent vantage points. River views from this area have always been heralded for the romantic Queensborough Bridge, but in the late 1990's they became more interesting because of the new high-rise towers at Queens West, a major residential development in Queens across from the United Nations."

Broker & Buyer Comments

This "white-glove" residence offers "spectacular river views" from its "dual-wing" layout, while providing "old-world charm" with attentive elevator operators and a welcoming reception desk. The "prime location" puts you just "steps from transit" and surrounded by "first-rate dining options" on 1st Avenue. The building maintains "strict financial requirements," but residents praise its "impeccable service" and "convenient access" to downtown via express buses.

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
