Carter's Review

This attractive, 8-story apartment building at 316 Bergen Street at the corner of Third Avenue in the Boerum Hill section of Brooklyn was erected in 2014 by The Naftali Group and AEW Capital Management, which sold it later that year to an European investor for $52.2 million.

The building is known as The Bergen and it has 84 rental apartments.

It was designed by ODA, which is headed by Eren Chen and its other recent projects include 15 Union Square West, 241 Fifth Avenue, 5 Franklin Place, 100 Norfolk Street, and the Breadbox Café in Long Island City.

This building is not far from the Brooklyn Academy of Music, the Barclays Center and a Whole Foods store.

The Naftali Group also built a 104-unit luxury residential development nearby at 267 Sixth Avenue at the corner of Fourth Avenue.

Bottom Line

A crisp modern mid-rise building with many amenities and a double-height lobby overlooking a large, stepped garden.

Description

The building has large windows over discrete air-conditioners and a large, windowed, double-height lobby with a revolving door entrance with sidewalk landscaping and a beamed ceiling.

There is a second floor residents’ lounge and terrace that is accessible from stairs in the lobby and in the handsome garden.

There are many balconies on the building’s rear façade overlooking its garden.

Sections of the top two floors are setback.

Amenities

The building has a double-height lobby that overlooks a rear garden with stepped landscaping, a fitness center, a landscaped roof deck with an outdoor kitchen, a doorman, a concierge, a garage, and private storage.

Apartments

Unit 802 is a two-bedroom apartment with an 8-foot-wide entry foyer that leads to a 15-foot-long living dining room with a pass-through kitchen and a 24-foot-wide balcony.

Unit 706 is a two-bedroom apartment with a 15-fot-long living/dining room with a pass-through kitchen and a 25-foot-wide balcony.

Unit 702 is a two-bedroom unit with an 8-foot-wide entry foyer that leads to a 12-foot-long living/dining room with a pass-through kitchen and a 13-foot-wide balcony.

Apartment 6 on the 2nd through the 6th floors is a one-bedroom unit with an 8-foot-long entry foyer next to a pass-through kitchen and a 15-foot-long living and dining room.

Unit 211 is a corner studio apartment with a 5-foot-wide entry foyer that opens onto a 30-foot-long living/dining room with a kitchenette.

Unit 3 on the 3rd through the 6th floors is a corner studio apartment with a 10-foot-long entry foyer that leads to a 20-foot-long living/dining room with an open kitchenette.

History

Karl Fischer designed a project for this site that was about half this size for a different developer.
