Carter's Review
This unusual and attractive, 5-story apartment building at 70 Henry Street between Orange and Cranberry streets in Brooklyn Heights was completed in 2016 by Madison Estates, which is headed by Gerard Longo, and JMH Development of which Jason Halpern is a founding partner.
It was designed by Morris Adjmi and replaced a one-story building that housed the two-screen Brooklyn Heights Cinema that closed in 2014 after 44 years of operation. The one-story building was erected in 1895 and was formerly a poultry and butcher shop.
The new building, which was approved by the Landmarks Preservation Commission in 2015, has five condominium apartments and a ground-floor café.
The building has an exposed column at street-level at the corner and the residential entry is on Orange Street.
Bottom Line
A rather bold and colorful, 5-story building with some retail and five quite large apartments including a three-level maisonette with two gardens.
Description
The building’s bottom two floors are clad in red brick but the landmarks commission ordered that the top three floors be a different color. They will be pink.
The top three floors have slightly projected, multi-paned windows with the middle floor out of alignment with the other two. The third and fifth floor have corner windows. The lower floor windows are recessed.

The top four levels of the building are full-floor apartments.
The fifth apartment is an impressive maisonette with an entrance on Orange Street.

It has three bedrooms on the second floor, a 16-foot-wide living room with an open kitchen with an island and a 12-foot-wide dining area that opens onto a large upper garden on the ground floor with an attractive staircase to the garden level that has a 25-foot-wide garden and a 37-foot-long family room.
The penthouse consists of 2,691 square feet on the fifth floor and 2,152 square feet of exterior space on the roof. It is a four-bedroom unit with a 25-foot-long living room that is adjacent to the 19-foot-long dining room with an open kitchen with an island.
Apartment 4D is a four-bedroom unit with 2,691 square feet and a 25-foot-long living room that is adjacent to the 19-foot-long dining room with an open kitchen with an island.
