Carter's Review

This red-brick, 19-story apartment building at 1036 Park Avenue on the southwest corner at 86th Street is distinctive for its large, green, glazed terra cotta corner panels and a very handsome redesign some years ago of its entrance and large lobby.

The building was erected in 1957.

It has designed by Gustave W. Iser for Harry Lanzer and Arthur Posner.

It was converted to a co-operative three years later.

It has 75 apartments.

Bottom Line

A typical post-war apartment building greatly enhanced by a very handsome entrance and lobby and a fine Upper East Side location.

Description

The lobby is quite modern and has an Oriental-style elegance that well compliments a similar but different lobby and entrance of the adjoining, somewhat newer building on the same block, a rather unusual example of contextual design.

This building has several terraces and some corner bay windows.

 

Amenities

The building has a full-time doorman, a concierge, and storage. Pets are not allowed.

 

Apartments

Apartment 20B/C is a three-bedroom unit with a 24-foot-wide, five-sided living room with two bay windows and a 16-foot-long open dining room next to an 11-foot-long kitchen that opens onto a 18-foot-long media room with a large bay window.  The unit also has a 9-foot-long office.

Apartment 17B is a three-bedroom unit with a 12-foot-wide entry foyer that leads to a 21-foot-long, angled living room that opens onto a 27-foot-long west terrace that is also accessed from the 17-foot-long dining room that is down a hall from the 14-foot-long kitchen and a 10-foot-square office/staff room.  The 20-foot-long master bedroom has a bay window and an 27-foot-long east terrace.

Apartment 12D is a two-bedroom unit that has an entry foyer that leads past a 19-foot-long kitchen to a 22-foot-long living room and a 15-foot-long dining room.

Apartment 3D is a two-bedroom unit that has a 9-foot-long entry foyer that leads to a 24-foot-long living room with a dining alcove next to a 10-foot-long kitchen.

Apartment 5B is a studio unit with a 10-foot-wide dining foyer next to an 8-foot-long kitchen that leads to a 22-foot-long living room.

Location

It has an excellent Upper East Side location that is one block from an express subway station at Lexington Avenue. Cross-town buses run frequently on 86th Street and a supermarket and a Dean & Deluca are very close, as are many boutiques.

Central Park, of course, is just two blocks away.

The neighborhood is highly desirable because of its many landmark buildings, major museums, excellent schools and religious buildings and convenient shopping.
