Carter's Review
This brown-brick, 16-story apartment building at 1235 Park Avenue on the southeast corner at 96th Street was erected in 1927 and converted to a condominium in 1981. It has 61 apartments.
It was designed by Gronenberg & Lechtag, the architects also of 1230 Park Avenue.
Bottom Line
A pleasant pre-war in Carnegie Hill with very good public transportation.
Description
The building has nice detailing on the lower portion of its façade and attractive masonry quoins at the 96th Street corner. It has large iron lanterns flanking its canopied entrance with a one-story limestone entrance surround.
The third story has two pairs of arched window surrounds on the avenue and side-street façades and stringcourses above the second and 12th floors. There are two pairs of double-window balconies on both the avenue and side-street façades.
According to the Carnegie Hill Architectural Guide published by Carnegie Hill Neighbors, “the cornice is roofed with round tiles. The guide also states “not the panels of twin birds at the second story.”
It has sidewalk landscaping, inconsistent fenestration and permits protruding air-conditioners.

The penthouse is a three-bedroom unit that has a long skylit entry foyer that leads to a 23-foot-wide living room with a wood-burning fireplace and entrance to a very long wrap-around terrace. The living room opens onto a 22-foot-long dining room next to the kitchen. The unit also has a 12-foot-square library and a 17-foot-wide den.
Apartment 10L is a two-bedroom unit with a 21-foot-long entrance gallery that opens onto a 21-foot-long living room with fireplace and a 17-foot-long dining room next to a 17-foot-kitchen and a 12-foot-long staff room.
Apartment 14B is a two-bedroom unit that has a 9-foot-wide entry foyer that leads to a 20-foot-long living room with a fireplace and a 17-foot-long dining room and a 16-foot-long enclosed kitchen.
Apartment 11A is a two-bedroom unit that has an angled 9-foot-long entrance gallery that leads to a 22-foot-long living room and a 15-foot-long dining room next to a 14-foot-long kitchen.
Location
The building is around the corner from to a local subway station and there is excellent crosstown bus service on 96th Street.
There are many private schools in this neighborhood as well as many cultural and religious institutions. The Mt. Sinai Hospital complex is a few blocks north on Madison Avenue.
