Carter's Review
This very handsome conversion of a six-story, mid-block garage at 157 East 84th Street into a 7-story, residential condominium project was undertaken in 2008 by Josh Guberman of the Core Development Group that had acquired the property for about $14,700,000.
Costas Kondylis was the architect for the conversion that is distinguished by its very broad and sleek protruding windows.
The project is known as the Legacy and contains seven apartments with 3,300 to 5,400 square feet.
Mr. Guberman, who has been active recently in residential development in Brooklyn with such projects as the 32-unit 101 Wycoff Condominiums in the Bushwick section, is a partner with Bobby Schagrin and Drew Nieporent, the restaurateur, in Crush Wine & Spirits at 153 East 57th Street.
The 84th Street building is convenient to the express subway station at Lexington Avenue and 86th Street and is close to two major new residential condominium projects on 86th Street.
According to Mr. Guberman, The Legacy is "the first of its kind west of Third Avenue offering a full service doorman building completed with wine cellars, fitness center, movie and home theaters, landscaped rooftop deck and gardens, outdoor kitchens and dining space all offered in a small boutique environment."
The building has an entrance marquee flanked by wall sconces and sidewalk landscaping.
His company recently developed the 7-unit Union Square Lofts at 10 East 14th Street and 5 East 13th Street and and in 2008 also began marketing for a 23-unit, 7-story project at 433 East 74th Street that will be known as Lux 74.
