Carter's Review

This seven-story residential building at 340 Court Street between Sackett and Union streets in the Carroll Gardens section of Brooklyn was initiated by the Clarett Group, which brought the site in 2006, and finished in 2013 by Alchemy Properties.  It has 32 condominium apartments, four single-family townhouses on Union Street and 7 two-family townhouses on Sackett Street.

Rogers Marvel Architects designed the project for Alchemy.

Bottom Line

A complex, development chuck full of surprises with some battleship-like volumetric massing for a small, low-rise residential project with different colored façades, one of which is angled, some have stoops and some have step-down entrances, and some have protruding, multi-level, window surrounds: a very nice, modern variation of traditional townhouse themes with two-story glass setbacks.

Description

According to an October 1, 2011 article by Lisa M. Collins at the southbrooklynpost.com, the Clarett Group originally planned a black high-rise tower on the site, but Alchemy agreed to lower the height to seven stories after some community protests and to change the color to a brownstone shade.

The top two floors are setback to maintain a townhouse street profile.

There are some stoops in the red-brick quarters and some step-down entrances.  There are also some two-story high, projecting window surrounds and some windows are recessed.

There is a two-story-high corner window.

There is some ground-floor retail space beneath the alternating light brown and dark brown panels of the building’s torso.

There are a few balconies and some pale orange vertical elements for a light touch of diversity.

Amenities

The development has a roof terrace, garage, a fitness center, private storage, bicycle storage, 24-hour desk attendant, a part-time porter, a full-time superintendent, a video intercom system, and a children’s playroom.

Apartments have washers and dryers.

The townhome at 294 Sackett Street has 4 bedrooms with 3,210 square feet on interior space and 1,010 square feet of exterior space on four levels and a one-bedroom, 800-square-foot apartment with 204 square feet of exterior space.

Apartment 3A at 291 Union Street is a three-bedroom duplex with 1,853 square feet of interior space and 2,149 square feet of exterior space.

Apartment 5D at 291 Union Street is a three-bedroom duplex unit with 1,823 square feet of interior space and 56 square feet of exterior space.

Apartment 3E at 291 Union Street is a four-bedroom unit with 2,210 square feet of space and a very large living/dining room with an open kitchen.

Apartment 4B at 291 Union Street is a three-bedroom unit with 1,922-square-feet of interior space with a very large living/dining room with an open kitchen.
