Carter's Review

The 10-story residential condominium building 246 West 17th Street between 7th and 8th Avenues was erected in 2008 by 17th Street Development New York Corporation of which Charles Blaichman, a developer of the Urban Glass House at 330 Spring Street, the Richard Meier-designed condominium building at 165 Charles Street, and 195 Bowery, is a member.

The building has 31 apartments.

Edgar L. Rawlings of Rawlings Architects PC is the architect.  His firm won a 2005 Housing Design Award from the New York Chapter of the American Institute of Architects for The Dance Building at 219 West 19th Street and it is the architect for the 102-hotel-room, 8 condominium apartment project at 200 Allen Street for the Pomeranc Group.

Bottom Line

A mid-block residential condominium building that added 7 floors to a 3-story industrial building and has spacious layouts and is close to the very attractive Maritime Hotel in a prime Chelsea location.

Description

The building, which has a very asymmetric façade, has 31 apartments with a three-story red masonry base and balconies at the 5th, 6th, 7th, 9th and 10th floors and a setback at the 8th floor. 

There will be two apartments on floors 8 through 10, four apartments on floors 5 through 7, three apartments on the 4th floor and 5 apartments on the first and second floors. 

The building has an entrance marquee.

Amenities

The building has a 24-hour doorman, concierge services by the nearby Maritime Hotel, a gym, storage and 10 parking spaces.

Apartments

Kitchens have Subzero and Bosch appliances. 

Ceiling heights range from 10 to 14 feet. 

Apartment B on the 5th through the 7th floors is a two-bedroom unit with 1,529 square feet and an entry foyer that leads to a 26-foot-long living/dining room with a 12-foot-long balcony and a 12-foot-wide open kitchen with an island. 

Apartment A on the 5th through the 7th floors is a one-bedroom unit with 1,018 square feet and a 19-foot-long living room with a 21-square foot balcony and an 11-foot-long open kitchen with an island. 

Penthouse B is a two-bedroom, duplex unit with 1,823 square feet, a 42-foot-long living/dining room with an 11-foot-long open kitchen with an island and a 29-foot-long balcony on the lower level and a very large roof garden. 

Penthouse A is a two-bedroom, duplex unit with 1,571 square feet, a 27-foot-long living/dining room with a 27-foot-long balcony and a 10-foot-long open kitchen with an island and a very large roof garden. 

Loft 2B is a one-bedroom unit with 1,365 square feet, an entry foyer that leads to a 13-foot-wide study that opens to a 10-foot-wide open kitchen with an island that leads to a 25-foot-long living/dining room with a 16-foot-wide private terrace.

History

A full-page, color advertisement for the development in the Fall 2006 edition of Key, a real estate magazine published by The New York Times noted, in small print, that “This is the only big ad we’re going to run because it’s really expensive and we don’t want to pass the cost on to you.”
