56 CITYREALTY RATING

Carter's Review

This 11-story, mid-block loft building at 291 Seventh Avenue between 26th and 27th Streets in Chelsea is across from the Fashion Institute of Technology.

It was converted into 9 residential condominium apartments in 1999 by Houlihan-Parnes realtors.

Manuel Castedo was the architect for the conversion.

Bottom Line

This pleasant building in Chelsea has full-floor loft apartments and is a block away from a subway stop.

Description

The building was built in 1907 and has a two-stone stone base beneath a beige-brick façade that has been patched over the years.

There is a large bandcourse/cornice above the 8th floor and a smaller one above the second floor.  There is inconsistent fenestration and the top of the building has a fence and the penultimate story has some garlands between the windows.

Amenities

The building has a small canopied entrance and an elevator.  There is no garage, no roof deck, no doorman, and no concierge.

Apartments

Apartments have fireplaces and high ceilings.

The 8th floor apartment is a three-bedroom unit that has a 20-foyer that leads in one direction of a 17-foot-long study and a 17-foot-long media room and in the other to a 30-foot-long great room with an 18-foot-long open kitchen with an island.

The 4,900-square-foot penthouse has a 21-foot-long entry foyer that leads to a 33-foot-long living room with a wood-burning fireplace next to an 18-foot-long enclosed kitchen and dining are, three bedrooms, an 18-foot-long library and a 18-foot-long dining room on the lower level and a bedroom and a 550-square-foot roof deck on the upper level.
