Carter's Review

This attractive, 12-story, mid-block apartment building at 117 West 21st Street is just to the west of the very grand and impressive, former Adams & Co. building designed by DeLemos & Cordes at 675 Sixth Avenue that occupies the 21st-22nd blockfront.

This building, which is known as Twenty I, is one of several new buildings that have remade this Ladies’ Mile District sidestreet into one of the city’s most attractive mid-rise, residential streets.

It was erected in 2016 by the Amirian Group, which is headed by David Amirian, and has 6 full-floor condominium apartments, two duplex penthouse apartments and a townhouse unit.

It was designed by Grade Architecture.

A four-story commercial building formerly occupied the site.

Bottom Line

A pleasant and sharply delineated, mid-block, mid-rise condominium project with only 9 units and a garage on a surprisingly attractive residential block just off the Ladies’ Mile historic strip of former grand department store buildings.

Description

The building has a light stone frame around its base that has indented windows.

The floors above the base are setback with terraces and only the top floor has the light stone frame around its windows.

All the windows facing 21st Street are single-pane, floor-to-ceiling.

The building has a 24-hour doorman, a roof deck and a garage.

Apartments

The maisonette triplex has a 29-foot-wide great room with an open kitchen, a pantry, a 41-foot-long terrace and a vestibule on the ground floor, a 30-foot-long recreation room, a 17-foot-long media room and a 13-foot-long storage room in the basement, and four bedrooms, a 17-foot-long lounge, and an 11-foot-long home office on the top floor.

Penthouse B is a four-bedroom duplex with a 10-foot-wide vestibule on the upper level leading to a 21-foot-long gallery that leads in one direction to a 17-foot-wide dining room that opens onto a 27-foot-long great room with a 19-foot-wide terrace and in the other direction to  a 16-foot-long family room and a 15-foot-wide kitchen, an 11-foot-wide breakfast room and a 10-foot-wifde pantry. The lower level has four bedrooms with a 17-foot-long gallery and a 27-foot-wide balcony off the 23-foot-wide master bedroom that has a 17-foot-wide sitting room.

The 4th floor is a four-bedroom unit with a 28-foot-long great room next to an enclosed 14-foot-wide kitchen and a 9-foot-wide vestibule.
