Carter's Review

This 6-story pre-war warehouse at 91 Grand Avenue in Clinton Hill, Brooklyn, was converted in 2014 to 30 condominium apartments by Michael Maidan.

It is known as Clinton Lofts.  It was erected in 1932 and converted in 2005.

Garth Hayden was the architect for the conversion that added three floors, increasingly setback, to the original building.

The building is close to Pratt Institute and Fort Greene Park.

Bottom Line

A low-rise former warehouse that was recently enlarged and converted to residential condominiums close to Pratt Institute.

Description

The red-brick, mid-block building has fire-escapes on the 2nd through the 4th floors.

The center section of the third floor has arched windows below deep dentils.

The building has a roof deck and video security.

Apartment 4B is a two-bedroom with an entry foyer that leads to a 7-foot-long, pass-through kitchenette and the 15-foot-long living/dining room that opens onto the 764-square foot terrace that is also accessed from the bedrooms.

Apartment 4D is a one-bedroom unit with an entry foyer that opens onto the 10-foot-long open kitchenette next to the 16-foot-long living/dining room that opens onto the 906-square-foot terrace.

Apartment 4C is a two-bedroom unit with 1,065-square-feet of interior space and 1,259-square feet of external space with a long entry foyer that leads past an open, 7-foot-long kitchenette to a 20-foot-long living/dining room that opens onto a 615-square-foot terrace and both bedrooms at the other end of the apartment open onto a 644-square-foot apartment.

Apartment 2A is a one-bedroom unit that has a long entrance gallery that passes the 11-foot-long open kitchenette with an island to the 27-foot-long living/dining room with an angled wall.

Apartment 3F is a one-bedroom apartment with 833 square feet with an entry foyer that leads past a 10-foot-square home office to a 10-foot-wide open kitchenette with an island and a 17-foot-long living/dining room.
