Designed by J Frankl Architects, the units feature modern conveniences such as dishwashers, high-end kitchen appliances, air conditioning, balconies, and hardwood floors. The interiors showcase a clean, boxy design with light finishes and large windows. Tenants are responsible for electricity, which powers the electric stoves, heating, and hot water.
The building’s exterior is characterized by a white façade with large windows framed by angled and beveled panels, creating depth and shadow. Starting on the 15th floor, a series of setbacks provides street-facing terraces for select units. The development replaces a single-story brick commercial building that previously housed the Duffield Children’s Center. The site was sold in 2021 for $42.75 million by Fleet Center Inc. to LLCs associated with developer Isaac Chetrit. Demolition of the previous structure was completed in 2023.
Part of the city’s Mandatory Inclusionary Housing program, 99 Fleet Place includes affordable housing units and is expected to benefit from the 421-a tax incentive. Situated in a rapidly evolving area of Fort Greene and Downtown Brooklyn, the building is part of a broader transformation that has replaced low-rise commercial properties with modern residential towers.
