Carter's Review

This 15-story, rental apartment building at 81 Fleet Place at the corner of Myrtle Avenue in Downtown Brooklyn was erected in 2016 and has 205 units.  It is called The Giovanni.

It was developed by John Castimadis and designed by Dattner Architects.

It has 12,877 square feet of commercial space.

Bottom Line

A massive and boxy bulk with an impressive entrance and amenities and a few façade variations that indicate someone was paying some attention.

Description

This red-brick building has a dark brown brick base with broad inset retail windows and an attractive glass-and-metal marquee at its revolving-door entrance into a double-height lobby with a grand, glass-railed staircase to its large amenity level.

The building’s Myrtle Avenue corner has a large glass-faced façade that extends over its two-story lower red-brick façade on the avenue where the top-floor fenestration breaks with the pattern just as the top two floors do on Fleet Place.  There is another glass section and the top four floors at the other end of the building on Fleet Place.

The building has sidewalk landscaping and discrete air-conditioners.

Amenities

The building has a 24-hour concierge, a live-in superintendent,   residents’ lounge, a media room, a fitness center, a yoga room, a game room, a children’s playroom, a lushly landscaped roof deck, a garage with valet parking and a bicycle room.

Apartments

Apartment 3E is a 931-square-foot, two-bedroom unit with an entry foyer and a hall that leads to the open, pass-through kitchen and an 18-foot-long, angled living/dining room that opens on to a 202-square foot terrace.

Apartment 3A is a 773-square-foot one-bedroom unit with a 755-square-foot terrace, a long entry foyer and a pass-through, windowed kitchen and a 17-foot-long living/dining room.

Apartment F on floors 4 through 7 is a one-bedroom unit with 793 square feet and an entry foyer that leads to an open, pass-through kitchen and a 22-foot-long living/dining room with an angled wall.

Apartment 15B is a one-bedroom unit with 698 square feet of interior space and a 292-square-foot terrace and a 14-foot-long living/dining room with an open, pass-through kitchen.

Apartment 15C is a one-bedroom unit with 670 square feet of interior space and a 465-square-foot terrace and it has a 17-foot-long living/dining room with an open kitchen.

Apartment R on floors 4 through 14 is a 479-square-foot studio unit with a 19-foot-wide main room and an enclosed kitchen.
