1 John Street: Review and Ratings

between Pearl Street & Jay Street View Full Building Profile

Carter Horsley
Review of 1 John Street by Carter Horsley

This very handsome, 12-story apartment building at 1 John Street in Brooklyn is just to the north of the Manhattan Bridge and has 47 condominium apartments.

It is being developed and designed by Alloy Development, of which Jared Della Valle is president and Katherine McConvey is chief executive officer, and Monadnock Development.

It will have some ground floor retail and space for the first annex of the Brooklyn Children’s Museum.

It is scheduled for completion in 2015.

Bottom Line

With a fabulous riverfront location just to the north of the lovely Manhattan Bridge in Brooklyn, this very handsome and modern mid-rise building has a very Miesian glass façade that promises to look like a squat but very elegant, pale-blue Seagram Building.

Description

With its thin mullions and spandrels, the building has a very high fenestration ratio and its large single-pane windows are slightly protruded to give it a more textured look.  The higher windows decrease slightly in size.

The project has substantial sidewalk landscaped and a very broad “grand staircase” entrance.

It will have an exposed rooftop watertank.
