Carter's Review

This very handsome, 6-story building at 200 Water Street in the Dumbo section of Brooklyn was erected in 2015 as the last residential project to be developed on the landmark cobblestone street.

The building, originally a Brillo factory and eventually part of the Jehovah’s Witnesses empire, contains 15 condominium apartments.  It was originally designed by Sydney Goldstone and erected in 1950.

It was developed by Megalith Capital Management, of which Shelly Listokin is a partner, and Urban Realty Partners.  Mr. Listokin bought this lot and the adjoining one at 177 Front Street for $30.6 million in 2012 from the Jehovah’s Witnesses.

This lot is also known as 196-204 Water Street and 185 Front Street.

Gil Even-Tsur and Aufgang Architects of Suffern, New York, designed the conversion project and the nearby new construction 12-story rental development at 177 Front Street for the same developers.

Bottom Line

A very attractive condo conversion of a former low-rise, mid-block Brillo factory in Dumbo is being coordinated with an adjoining new 12-story rental building by the same developer and architects.

Description

The New York City Landmarks Preservation Commission approved a 2-story addition to this building.  The addition to the red-brick building will be setback and have a handsome glass-façade.  The top two-floors of the building in the rear will be slightly cantilevered over a grey-brick façade. 

The front of this mid-block building is coordinated with the design of the larger adjacent rental building that will have 105 apartments and ground-floor retail.
