Carter's Review

This attractive, 5 story, former commercial building for the Hanon & Son shoe company at 220 Water Street at Beekman Street in the Dumbo section of Brooklyn was converted by GDS properties of Hawthorne, New York, to 135 rental apartments in 2012.

Perkins Eastman was the architect.

The building is also known as 54 Bridge Street and 195-215 Front Street.

Bottom Line

A handsome former industrial building, this residential conversion boasts an extremely handsome skylit lobby, and lots of amenities including a large roof deck with views of the Manhattan Bridge.

Description

The large, red-brick building is very handsome with its good proportions and multi-paned windows with arched openings and a dentilled cornice.

It has one of the most impressive lobbies in the city with a waterfall and a very tall ceiling and white draperies dividing the very large space with considerable flair that is very nicely lit by the large skylight and many large multi-paned windows.

The building has an entrance marquee.

The garage has a large glass door leading to the elevator bank.

Amenities

The building has a manager, a live-in superintendent, a landscaped roof deck with outdoor fireplace, a fitness center, a yoga room, a children’s playroom, on-site parking, a bicycle room, and a pet washing room

Apartments

Apartments have high ceilings that range up to 14 feet, brick walls, exposed wood-plank ceilings, multi-paned windows, video security, maple floors, and timber columns.

Kitchens have teak cabinetry, black granite countertops, stainless steel GE monogram appliances, garbage disposal, and islands with wine racks.

Baths have Corian vanities and Grohe fixtures.

Plan 2A is a two-bedroom unit with 1,245 to 1,270 square feet and an entry foyer by the open, pass-through kitchen that leads to a living/dining area.

Plan 1D has 945 to 960 square feet with an entry foyer that leads to a large living room with an open kitchen with an island and one-bedroom.

Plan OB is a studio with 660 to 672 square feet with an entrance by the sleeping alcove and a long living/dining room with an open kitchen with an island.
