Carter's Review
One of the most attractive buildings in East Harlem, this 7-story rental building was designed by Costas Kondylis and Magnusson Architecture and Planning and is notable for its rooftop pergolas and two-tone façades.
It has 232 apartments.
It was developed by 100th Street Tri-Venture, a joint venture between L & M Equity Participants Ltd., of which Ron Moelis and Sandy Lowentheil are principals, BFC Partners, of which Don Capoccia and Brandon Baron are principals, and Allstate Realty Associates, of which Joe Spitzer is a principal.
It has formerly been vacant city land that was home to the Harlem RBI "Field of Dreams" baseball fields.
Originally, the development was planned to be financed as a traditional 80/20 building with 20 percent of the apartments reserved for low-income residents and the remaining at market-rates. The city decided however that it would be feasible to mix a wider range of income-restricted apartments and designed its first 50/30/20 financing program in which 20 percent of the units are set aside for low-income tenants, 30 percent for middle-income tenants, and the remaining are market-rate.
The building, which is known as The Aspen, has a garage, a laundry, a fitness center, a game room and a 2nd floor courtyard.
