Carter's Review

This attractive, 34-story, mid-block residential condominium tower at 39 East 29th Street was completed in 2009.

The 142-unit project is known as Twenty9th Park Madison.

It was developed by a joint venture of Espais Promocions Immobiliares of Barcelona, Spain, and Landscape Promocions Immobiliares of Madrid, Spain. The venture had acquired the property from Jonis Realty of Great Neck, L.I., of which Nathan Halegua was a principal, and Lawrence Ruben & Company. According to records with the Department of Buildings, the owner is East 29th Street LLC of Miami, Florida, of which Mark Gemignani is a partner.

H. Thomas O'Hara is the architect.

Bottom Line

 

This mid-block tower is across the street from the handsome Gansevoort Park Hotel on Park Avenue South that was built in 2011 by the same team that erected the very popular Gansevoort Hotel in the meat-packing district. The building, which has a roof deck and gym, is very convenient to the Flatiron and Chelsea districts and public transportation.

Description

 

The building has a very dramatic and highly visible lobby with zebrawood bookcases and a wall of frosted glass. 

The roof deck has two pergolas, barbecue grills and an outdoor shower.

Amenities

 

The building has a roof terrace, a gym, cold storage and a residents’ lounge, but no balconies.

The building has a concierge, a roof deck, a garage, cold storage and an expresso bar in the double-height lobby.

There is a parking garage nearby.

Apartments

 

Kitchens have Wenge wood cabinetry, Sub-Zero refrigerators, Fisher-Paykel dishwashers, and Thermador ovens and cooktops.

Apartment 11A is a two-broom unit with a long entrance foyer leading to an 18-foot-long living room with an open kitchen with an island.

Some penthouse ceilings at 13 feet high.

Penthouse B is a two-bedroom unit in the southwest corner of the building with a 27-foot-long living/dining room with an open kitchen with an island.

History

 

The development at 39 East 29th street site involved the transfer of more than 12,000-square feet of "air rights" from 47 East 29th Street, according to documents on file with the city.

Location

 

The site is about one block to the east of a 55-story new residential condominium tower, "The Sky House," that was completed a bit earlier at 11 West 29th Street, which is across the street from a 48-story apartment tower at 10 West 29th Street that was completed a several years before.

The mid-block development at 39 East 29th Street is across the street from the  Gansevoort Park Hotel on the southwest corner at Park Avenue South that was built and designed by the same team that created the very popular Gansevoort Hotel in the Meat Packing District on the West Side.
