Carter's Review

This extremely handsome, bluestone, 5-story building at 345 Carroll Street in the Carroll Gardens section of Brooklyn near the Gowanus Canal has 32 condominium apartments and was built by Sterling Equities, of which Fred Wilpon, who owns the New York Mets baseball team, is the principal.

It was designed by Gluck + and its use of bluestone on the façade is, according to an article by Katherine Clarke in the May 30, 2014 edition of The New York Daily News “a nod to the sidewalk granite that puts the spring in the steps of brownstone Brooklynites.”

The completion date is 2015.

Bottom Line

A very elegant, low-rise, bluestone building with a double-height lobby and a long and large garden with a vegetable growing area, a dog-washing area, angular pathways, and a straight and wonderful bocce court.

Description

The building has a double-height lobby some bluestone walls, a windowed mezzanine and an entrance to a large landscaped garden that is very long with four separate seating areas and several angled pathways.

The bluestone façades are topped with setback and have numerous corner windows and angled penthouses clad in white.

Amenities

The building has a bocce court, a roof deck, a vegetable garden and a dog-washing area.

Eighteen of the apartments have private outdoor space and there are some cabanas.

Some apartments have a private garage with direct interior access.  There is also a children’s playroom and a fitness center.

Apartments

Kitchens have Pietra Cardosa stone countertops with Italian marble backsplashes and waterfall wood islands.

Bathrooms have radiant-heated stone floors, marble walls, rain-showers and towel warmers.

A four-bedroom, triplex penthouse has a 21-foot-long, living/dining room with a fireplace and an open, 17-foot-long, pass-through kitchen, and a 27-foot-long private roof terrace.  Its master bedroom on the fourth floor has a protruding corner window and the unit has 10-foot-ceilings.

History

Sterling Equities acquired the site in 2013 from Regency Cart.
