The 18-story condominium comes from the Office of Metropolitan Architecture (OMA), whose founder Rem Koolhaas authored the 1978 “Delirious New York,” a “retroactive manifesto” that codified Manhattan’s “culture of congestion” and inspired a generation of architects. Shosei Shigematsu, Partner at OMA New York, applies the firm’s creative philosophy through dramatic, chiseled cascade that deconstructs the block as it greets the intersection. As the black-grid façade recedes from the corner, sheer floor-to-ceiling windows transition to deep-set apertures that respond to the sculpted, pre-war buildings next door. Angled balcony arrays wrap around a stunning, canyon-like courtyard.
