This well run co-op is pet friendly, has no flip tax and the maintenance is 63% tax deductible. The building is perfectly located steps from Union Square and Stuyvesant Parks, as well as the 4,5,6,N,Q,R,L subway lines. Board is a little strict and does NOT allow parents buying for children or co-purchasing. They like DTI ratios under 30%. Gramercy Park is a calm residential area defined by diverse architecture.
