Carter’s Review

"Close to Gramercy and Madison Square parks, this 26-story building was erected as a cooperative in 1987 and has 185 apartments. The tower, setback in its plaza, is dramatic views from its upper floors of many surrounding landmarks such as Metropolitan Life Insurance Company Building on Madison Square and the Con Edison Tower on 14th Street. Its form is very nicely modulated with many balconies and corner bay windows that give it a very robust and vigorous appearance. Excellent public transportation is available with two different subway stations nearby on 23rd Street, which also has good cross-town bus service. The surrounding Flatiron District, one of the city's most popular and desirable, has many excellent restaurants and major stores such as ABC Carpet and Barnes & Noble are nearby as is a major cineplex."

Broker & Buyer Comments

This "hybrid" 26-story condop in prime Gramercy/Murray Hill location offers "resort-style" living with its "professionally designed" health club featuring an indoor pool, sauna, and "well-equipped" exercise facilities. The "designer lobby" and full-time doorman set an "upscale tone," while the "private rooftop sundeck" provides urban escape. "Perfectly positioned" for city living with "easy access" to Madison Square Park, top restaurants, and shopping. Building operates with "condo-like flexibility" despite its co-op structure, requiring only management approval for purchases.
