Carter’s Review

"One of the more attractive post-war apartment towers in the Union Square/Gramercy Park neighborhood, this building was erected in 1964 and converted to a cooperative in 1979. The 144-unit building has a symmetrical, flush façade with flanking, shared balconies at the corners. The top two floors of the 23-story building are setback and the overall composition is compact and quite graceful. Located on a pleasant street east of Irving Place, this building is convenient to both Union Square, Gramercy Park and the Flatiron District. The very attractive Stuyvesant Park and St. George's Episcopal Church are one block east. Express subway stations and crosstown buses are nearby on 14th Street and the neighborhood abounds in many restaurants and stores. Third Avenue traffic in this bustling area is two-way."

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
