Carter's Review

This attractive, 6-story, residential condominium at 62 Box Street between Manhattan Avenue and McGuinness Boulevard in the Greenpoint section of Brooklyn was completed in 2017.

It was erected by 62 Box Street LLC of which Monika Kaczmarek is an executive.

It was designed by Versatile Engineering of which Roman Sorokko is a principal.

Bottom Line

A small boutique, red-brick condominium with only 6 apartments in Greenpoint and a rather bold façade punctuated by deeply recessed living room windows, many with two small facing balconies, an eccentric but charming, and perhaps peace-keeping, feature, all beneath a “Stairway to Paradise” cornice.

Description

This building has a very elegant cornice that is stepped outwards in small but equal increments a la “Stairway to Paradise.”

The center of the façade of this red-brick building is mostly black metal and the apartments above the first floor are deeply recessed and have large, multi-pane windows that give the building a strong visual presence on the street especially since the middle four floors have small balconies that face one another at the sides of the living rooms.

There is open space between the balconies but behind the horizontal elements, which alternate from brick to black metal. 

Another good, subtle touch is that the small balconies have thin black vertical railings that change to horizontal at the corners.

The entrance of the building, which is setback slightly, is arched.  A prior design of the building had two arched windows on the top floor that have given way to the consistent flat top of the other windows on the front.

Amenities

The building has a four-car garage and few apartments.

Apartments

This red-brick building had four full-floor apartments and two half-floor penthouses.

Apartments have 4-inch white oak floors, Electrolux washers and dryers, and open kitchens.

The third floor is a two-bedroom unit that has an entry foyer across from the 14-foot-long open kitchen that leads to a 23-foot-wide living/dining room with the double small balconies overlooking the street.

Apartment 6A is a one-bedroom unit with a large entry foyer that opens onto a 21-foot-long living/dining room with an open kitchen.
