Carter's Review

This extremely handsome, 39-story tower at 21 India Street in the Greenpoint section of Brooklyn is a riverfront development with 95 condominium apartments, 287 rental apartments.

It was developed in 2017 by the Mack Real Estate Group, Palin Enterprises and Urban Development Partners.  The developers purchased the property in 2006 for almost $85 million and the new complex will replace the Huxley Envelope Factory.

Ismael Levy was the architect.

The building’s first floor will have 3,800 square feet of medical offices and 8,600 square feet of retail space.

The complex occupied the block between India and Java Streets and is two blocks west of the Greenpoint Avenue subway station. 

It is adjacent to the India Street landing of the East River Ferry.

Bottom Line

The first of a cluster of high-rise residential projects on the Greenpoint riverfront across from the 20s in Manhattan will feature stupendous views in the “prow” of its very handsome,  amenity-rich tower.

Description

The Greenpoint has its tall tower with several setbacks cascading off its center “prow” nearest the river where it has a handsome and wide porte-corchere with a few large rounded columns with a ring of lights near their tops and a 30,000-square-foot park. 

It also has a large, low-rise wing behind it with a courtyard.  The wing is divided into three sections that has a short four-story part nearest the tower and then a part that alternates two-window bays on the top floor with dark and light façades.  The farthest part alternates broader bays with light and dark façades and has square windows on the second floor against a light-colored façade whereas the middle section’s lower two floors are recessed.  All the sections have thin, projecting cornices.

Another large complex directly to the south is planned at 18 India Street by RedSky and JZ Capital Partners and directly to the north Bridgewater Capital Partners acquired a 1.5-acre site at 53 Huron Street for residential development.

The condo units start at the 28th floor.

Amenities

The building has a sun deck, a courtyard, a waterfront terrace and lounge, a basketball half court, a 24-hour attended lobby, a children’s playroom, a garage, a fitness center with a large, skylit swimming pool, a laundry, storage, a bicycle room, and a billiards room.

Apartments

Apartments have wide plank walnut floors, ceilings of more than 9 feet, washers and dryers, and kitchens with Miele appliances and Statuario marble countertops and backsplashes.

Apartment 39A is a three-bedroom unit at the building’s prow with 1,624-square feet of interior space and 142 square feet of outdoor space with a 10-foot-long entrance gallery that leads to a 14-foot-wide living room with an angled balcony and a 20-foot-wide dining room with an open kitchen with an island and an angled balcony.  The living and dining areas have broad angled windows on either side of an interior rounded column.

Apartment 36F is a three-bedroom unit with 1,398 square feet of interior space and 90 square feet of outdoor space with a 5-foot-long entry foyer that leads down a hall to a 32-foot-long living/dining room with an open kitchen and an angled wall and an angled balcony.

Apartment 38C is a two-bedroom unit with 1,181 square feet of interior space and 275 square feet of outdoor space with a 7-foot-long entry gallery that leads past an open kitchen across from a 21-foot-long living/dining room with an angled wall and two entrances to the large, 7-sided balcony.

Apartment 34D is a two-bedroom unit with 1,194 square feet with a 5-foot-square entry foyer that leads to a 31-foot-long living/dining room with an angled window wall and an open kitchen

Apartment 32C is a one-bedroom unit with 732 square feet with a 5-foot-square entry foyer across that leads to a 23-foot-long living/dining room with an angled wall and an open kitchen and an angled balcony with 54 square feet.
