Carter’s Review

"This robust postwar apartment house has a superb location in the most desirable section of Greenwich Village. It is a block north of the Jefferson Grocery, the real Ray's Pizza, a wonderful magazine store, and the excellent PS 41, two blocks north of the landmark Jefferson Market Courthouse Library and Balducci's, and across the street from the New School for Social Research. This block and 11th, Tenth and Ninth Streets between the Avenue of the Americas and Fifth Avenue are widely considered among the most attractive in the city. The 16-story building, whose white-brick façade has a strong horizontal emphasis, was built in 19961 and converted to a cooperative in 1982. It has 106 apartments and is one block from an express subway station on Seventh Avenue and two blocks from cross-town buses on 14th Street."

Price/Room (Est)

Why are we displaying the estimated price per room?

For some co-ops, instead of price per square foot, we use an estimate of the number of rooms for each sold apartment to chart price changes over time. This is because many co-op listings do not include square footage information, and this makes it challenging to calculate accurate square-foot averages.

By displaying the price per estimated room count, we are able to provide a more reliable and consistent metric for comparing sales in the building. While we hope that this gives you a clearer sense of price trends in the building, all data should be independently verified. All data provided are only estimates and should not be used to make any purchase or sale decision.
