Carter's Review

This very handsome and large 8-story apartment building at 1400 Fifth Avenue between 115th and 116th Streets was erected in 2003 and has 129 condominium apartments.

It was developed by Full Spectrum of New York and designed by Roberta Washington Associates. 

A “green” and “smart” building, it was built with more than 60 percent of its material being either recycled or recyclable and it consumes 25 percent less energy than the state’s energy code requires. 

The building claimed when it was built that it was “the largest affordable, green residential development” in the country.

Bottom Line

This extremely attractive, mid-rise apartment building on Fifth Avenue in Harlem has many amenities. It is considered both “green” and “smart.”

Description

Architecturally, the building is very impressive with alternating low-rise, red-brick sections between light-colored piers that rise two stories higher, all over a light-colored two-story retail. 

The windows in the red-brick sections are framed in light-colored surrounds and there are many corner windows. 

The building has narrow but nicely-proportioned projecting rooflines that are minimal but effective visual cornices. 

The building, which has an entrance marquee, has a geothermal heat pump.

Amenities

The building has a 24-hour attended lobby and concierge service, private parking alongside a private courtyard, a sculpture garden, valet service, a live-in superintendent, a package room, a roof deck, a screening room, a wine cellar, a health club and a conference center. 

It also has a bicycle room, a children’s playroom and central air-conditioning and is pet-friendly. 

Apartments

Apartments have bamboo flooring and low-flow or dual-flush toilets. 

Many of the apartments have large shower stalls with curved glass doors. 

Kitchens have Kitchen Aid appliances. 

Apartment 2S is a three-bedroom unit with a 12-foot-long entrance foyer that leads to a 22-foot-long living room adjoining a pass-through kitchen. 

Apartment 2J is a two-bedroom unit with a 19-foot-long living room and an enclosed 11-foot-long kitchen.  The 14-foot-long master bedroom is angled. 

Apartment 7B is a duplex unit with a 20-foot-long living room, an 11-foot-long pass-through kitchen, a 21-foot-long terrace and an 11-foot-long bedroom on the 7th floor and two bedrooms and a 20-foot-long study on the 8th floor. 

Apartment B2 has a 27-foot-wide living/dining area next to a 20-foot-long family room/den with a 12-foot-long dining area with a bay window next to a past-through, 11-foot-wide kitchen on the first level, three-bedrooms on the second level and a bedroom and a large terrace on the third level. 

Apartment C2 is a triplex with a 51-foot-long living/dining area with a fireplace next to a eat-in, 10-foot-long kitchen on the first level and a three-bedrooms on the second level and a 15-foot-long sun room and a 24-foot-long roof deck on the third level.  The 24-foot-long master bedroom has two skylights.
