Carter's Review

This very handsome, 6-story, mid-block apartment building is known as Mt. Morris Court and as Palm Tree Apartments at 3 West 122nd Street between Mt. Morris Park West and Lenox Avenue in Harlem.

It was erected in 1900 and has 24 condominium 24 apartments.

Bottom Line

Despite its center façade fire-escape, this building is very close to a park and has a very elegant front with handsome window surrounds, a colonnade entrance, rounded and slightly indented corners and a slightly protruding center bay. 

Description

The light beige-brick building has a two-story stone base with a four-step-up entrance flanked by columns and a very attractive cast-iron fence topped by curly spikes.

The building has rounded corners with inset windows and a cornice with stringcourses below the first floor and above the 1st, 2nd and 5th floors.

Its windows have handsome surrounds.

It has a white-painted fire escape above its entrance.

The lobby has onyx and marble wainscoting and a mosaic tile floor and the elevator is paneled with wood.

Amenities

The building has a doorman, a resident superintendent, a fitness center, bicycle storage, and a laundry.  It permits pets and has security cameras at the entrance.

Apartments

Apartments have 10-foot-high ceilings.

Apartment 5CD is a four-bedroom unit with an entry foyer that leads past a 12-foot-long open, pass-through kitchen to a 15-foot-wide living room and an 18-foot-long dining area.  The unit has a 10-foot-long library and two baths.

Apartment 1C is a two-bedroom unit with about 850 square feet, a granite kitchen countertop, a washer and dryer, recessed lighting, a Jacuzzi tub and exposed brick walls.  It has a long entry foyer that leads to a 24-foot-wide living room with an 18-foot-wide open kitchen with an island.

Apartment 4B is a two-bedroom unit with a 14-foot-wide corner living/dining room and a 10-foot-long kitchen.
