Carter's Review

The Morningside Condominiums is a very handsome, 8-story, mid-block building at 306 West 116th Street between Frederick Douglass Boulevard and Manhattan Avenue in Harlem.

It has 14 apartments and was completed in 2014.

It was designed by Karl Fischer for the Morningside AG Series LLC, of which Shai Turner is a vice president.

 

Bottom Line

A very pleasant, mid-block, mid-rise building with some attractive balconies at a prime location in Harlem.

Description

The building has an attractive black polished granite one-story base beneath a light brown metal panel façade that is indented in the middle with projecting balconies and the third and fifth floors.  There are side balconies on the front of the building on the sixth floor and long balconies on the top two floors that extend to the eastern two-thirds of the façade.

Amenities

The building has a roof deck, a recreation room, a bicycle room, storage and a virtual doorman.

 

Apartments

Apartment 7A is a three-bedroom unit with an entry foyer that leads to a 15-foot-long living/dining room with an open, 10-foot-long kitchen and a long terrace.  There is also a rear terrace off the master bedroom. 

Apartment 8A is a one-bedroom  unit with an entry foyer that leads to a 15-foot-wide living/dining room with an open, 10-foot-wide kitchen and two terraces with a total of 468 square feet. 

Apartment 5B is a two-bedroom unit with an entry foyer that leads to a 16-foot-long living/dining room with a 14-foot-long kitchen and a 77-square-foot balcony. 

Apartment 2A is a two-bedroom unit with an entry foyer that leads to a 17-foot-long living/dining room with an open 14-foot-long kitchen. 

Apartment 4B is a two-bedroom unit with a 16-foot-long living/dining room with a 14-foot-long kitchen and a 77-square foot balcony. 

Apartment 1C is a one-bedroom triplex with a 613-square-foot garden.

History

In 2006, a 15-unit building was planned for the site by Gryzwinski Pons, the architects of THOR (The Hotel on Rivington at 107 Rivington Street on the Lower East Side.  The building was to be distinguished by bright white façade of a concrete aggregate with titanium dioxide that was reputed to be self-cleaning.
