Comment About the Building

The lobby is very large and renovated; the halls are also renovated. There is a 24 hour doorman, resident super, porters, etc. There is a building laundry facility but there is no storage area. The super keeps a very tight ship. This coop has a fairly tough board. The board application is extremely detailed. The coop board imposes a flip tax of 3.5% of the sale price to be paid by the seller. There is a representation in the application that must be signed by the seller saying he/she will pay the flip tax and an acknowledgement by the buyer that he/she will pay the flip tax when the apartment is re-sold. Open Houses are permitted but the super must be notified beforehand and brokers must have a lobby attendant who escorts all buyers up to and down from the apartment; noone is permitted in the building unescorted. The cross town bus is one block away at 68th Street which can be taken to the subway at Lexington Ave. and 68th Street. There is alos a small park at 68th Street by the bus stop with an extensive children`s playground. There are many cafes and restaurants along First and Second Avenues.
