The Forum is a 25-story condop located at 343 East 74th Street, between First and Second Avenues, and finished in 1987. It contains 148 apartments, and only four units per floor allows for excellent privacy.

Amenities and staff at this full-service building include a full-time doorman, live-in superintendent, 24-hour fitness center, sauna and steam room, garage with direct access from the elevator, and a roof deck. John Jay Park, popular restaurants and bars, the Q train, and FDR Drive are close to the building.

Carter’s Review

"This midblock tower is one of the strangest-looking in the city as its top is rakishly slanted and clad in glass while the rest of the building is relatively quite conventional. Although it is not very tall, the 25-story building's midblock location makes it quite visible from many parts of the Upper East Side, and therefore affords its upper floor residents good views. The massing of the building is unusual also for a midblock building: the western half of its street frontage is set back from a low-rise wing to create a plaza and its tower is further setback from its mid-rise base, to lessen its impact on the sidestreet. The lower three floors of the red-brick building are clad in limestone and the entrance has double-height arches, a rather flamboyant, but not unwelcome touch for the area. The building, which was developed by the Carlyle Development Corporation and designed by the Vilkas Group, has 148 cooperative apartments. The building, which was completed in 1986, has a garage, health club, concierge, balconies, doorman, and climate control units in the apartments."

Broker & Buyer Comments

This "well-appointed" post-war condop offers "spacious" units featuring "elegant" herringbone floors and private balconies with "open city views" above the 8th floor. The "full-service" building boasts a "comprehensive" amenity package including doorman, free health club with sauna, and direct-access parking. While the "higher monthly fees" (due to land lease) give some pause, the "prime Upper East Side location" near "diverse dining options" and "excellent shopping" on Third and Lex makes it a "solid choice." The "no board approval" policy and "pet-friendly" atmosphere add to its appeal, though some units "may need updating."
