Carter's Review

L-Haus is a 12-story building at 11-02 49th Avenue in the Hunter’s Point section of Queens that sits on a full-block site. 

The building was developed by Stahl Real Estate, of which Gregg Wolpert is a principal, and designed by Cetra/Ruddy.  

Its large “Yard” was designed by Edgewater Design. 

It has 123 condominium apartments that were sold out in 2012. 

Bottom Line

This L-shaped building has striking vistas of the Long Island City and midtown Manhttan skylines from the building’s roof deck and a unsual façade.

Description

The building is highlighted by ribbed pale gray patches of façade against a buff-colored brick.  The horizontal banding of the gray “patches” conjures the bold patterning of the Duomo in Florence. 

The large yard created by its “L”-shape has more than 10,000 square feet of landscaped green space.

Amenities

The building has a roof terrace with private cabanas and an attended lobby with refrigerated storage. 

There is a children’s playground, a club room with a catering pantry, a media room, a fitness center, a yoga room, bicycle storage and a pet spa. 

The building has 48 personal parking spaces and personal storage. It has a doorman, a roof-deck, a live-in superintendent, a gym, a package room and it allows pets. 

Apartments

Ceilings are more than 9 feet high and apartments have wide plank white oak flooring and triple pane operable windows and Bosch washers and dryers. 

Duplex residence 7i has an entry foyer that leads to a 17-foot-long, double-height living room with an open kitchen with an island that opens onto a terrace and a bedroom on the lower level and two bedrooms on the upper level. 

Apartment 11H is a two-bedroom unit that has an entry foyer that leads to a 23-foot-long living room with an open kitchen and an island adjacent to a 20-foot-long angled kitchen that opens onto a 576-square-foot terrace.  Adjacent to the living room is a 10-foot-long convertible room. 

Apartment 9G is a duplex with an entry foyer that leads to a 17-foot-long, double-height living/dining room with an open kitchen with an island and a small balcony on the lower level and two bedrooms on the upper level. 

Residence A on the second through the sixth floors is a two-bedroom unit that has a 13-foot-long dining room adjacent to an open, pass-through kitchen facing a 15-foot-long living room. 

Residence B is a two-bedroom unit on the second through the sixth floors that has a 20-foot-long living/dining room with an open, pass-through kitchen. 

Resident L on the second through the 10th floors is a one-bedroom unit that has an entry foyer that leads past an open, pass-through kitchen to a 19-foot-long living/dining room. 

Apartment 9B is a two-bedroom unit that has a 23-foot-long living/dining room with a pass-through kitchen and a small balcony overlooking 49th Avenue. 

Penthouse 2D has a 18-foot-long living/dining room with an pass-through kitchen, an 11-foot-long home office and a 12-foot-bedroom on the lower floor and a 15-foot-long bedroom on the upper floor with a 620-square-foot terrace..
