Third Avenue conversion project advances

The 17-story, beige-brick apartment building at 1478 Third Avenue is being converted to residential condominiums.

The mid-block building is between 83rd and 84th Streets.

It has 34 apartments.

Workmen today were erecting a new, 1-story dark gray stone facade to the base of the building.

It was erected in 1982 by Superior Condominium Ltd., which opened it as a rental when market conditions changed.

The building is set back in a plaza and has discrete air-conditioners and no sidewalk landscaping and no garage.

On September 29, 2005, HSBC Bank USA gave a $4,799,031 mortgage to 1474 Third Partners L. P., which has as its principal place of business c/o RAL Development Services, 86 Chambers Street here.

The site was formerly occupied by the Juliet 1 and II movie theaters that opened in 1970.
