RFR, which is headed by Aby Rosen and Michael Fuchs, has taken over the development site at 350 West Broadway between Broome and Grand Streets in SoHo and plans to erect a residential condominium building designed by Moed de Armas & Shannon and SCLE with 8 full-floor residences.
Previously, Lighthouse Real Estate Ventures of Lynbrook, N.Y., won a zoning variance from the New York City Board of Standards & Appeals to erect the 11-story building on a site that had a two-story retail structure that had been long vacant and would be incorporated into the new structure. The Lighthouse plan called for 20 condominium apartments and had been designed by Rogers Marvell Architects.
William T. Georgis is doing the interior designs for the RFR project.
The building will have a 24-hour doorman, a full-time superintendent, a fitness center, virtual concierge service by Luxury Attache, a painting in the lobby by George Condo and "Seabed," a wall sculpture designed and fabricated by ceramic artist Peter Lane and front entry pulls designed by Michele Oka Doner.
Apartments will have private storage on their floor, direct entry with key lock elevator, separate service entrances, laundry room, zoned Lutron lighting and shades, audio/visual systems by Sound Sight Technologies and walnut stained 5-inch quartersawn white oak hardwood floors.
The project's website indicates that the new design of the exterior of the building "features a glass and champagne aluminum unitized curtain wall system with highly articulated vertical mullions balanced with strong horizontal elements."
The website indicates that the fifth floor apartment will have 3,539 square feet and an offering price of $10,995,000 and while the sixth floor unit will have 2,875 square feet plus 644 square feet of terrace space at an offering price of $9,900,000.
Kitchens will have brushed stainless steel and quartersawn American black walnut cabinetry, Bethel white granite countertops, Gaggenau 36-inch stainless steel gas cooktops, Gaggenau single convection ovens, Subzero 36-inch refrigerators, Subzero 27-inch wine coolers, and Miele dishwashers.
Master bath will have radiant heat flooring systems, Steamist steam showers, Kohler cast-iron 6-foot bath, Dornbracht "Tara Classic" fixtures and honed statuary marble.
