Jersey City’s recent building boom has led to rents to rival New York’s, but one of its newest residences, Dr. Lena Frances Edwards Apartments, is 100% affordable. The five-story building rose on a former brownfield site, and a ribbon-cutting ceremony recently took place to mark the opening. Attendees included New Jersey Lieutenant Governor Sheila Oliver, Jersey City Mayor Steven Fulop, executives from developer Genesis Companies, and relatives of its namesake, a recipient of the Presidential Medal of Freedom who dedicated her medical practice to the city’s working poor.
All one- through three-bedroom apartments will feature large, double-insulated windows, recessed modern lighting, individually controlled thermostat unit, and open plan kitchens with Energy Star appliances. Building amenities will include a laundry facility, community room with kitchenette, bike rack, and on-site parking.
Of the 64 apartments, five will be set aside for homeless veterans, and seven will be set aside for residents with incomes 30 percent and less of the area median income (AMI). The remaining 52 units are affordable to residents with incomes 60 percent and less of the AMI. One-bedrooms start at $1,014/month; two-bedrooms at $1,217/month; and three-bedrooms at $1,407/month.
