Given its location on the corner of Church Street in the heart of the Tribeca East Historic District, it took a few tries to get the new condominium at 100 Franklin Street off the ground. Plans for a more controversial design were scrapped in 2013 in favor of a more understated approach that the Landmarks Preservation Commission called “simple and elegant.” Construction started in June 2017; the northern wing is now five stories above ground, and the southern section just eclipses the construction fence. Developer and architect DDG is known for its use of art to enhance residential life, and that is evident by the mural it installed on the site.

Renderings of the two-building development, one with six stories and one with eight, show a hand-laid brick façade with both classically inspired masonry and modern architectural details. The ground floor will be devoted to retail space; all six full-floor apartments on top, including a duplex penthouse with a private roof deck, will be reached by private elevator and have such amenities as in-unit washer/dryers and private terraces. Building-wide amenities will include a fitness center, storage, and bike room. The latter eco-friendly amenity will help in its quest for LEED certification. Delivery is estimated for 2019.
Prices have not yet been revealed, but Tribeca one-bedroom condos are currently listed at a median price of $1,587,500, or $1,862 per square foot. More listings in the neighborhood can be found here.
