In 2012, billionaire real estate entrepreneur Jeff Greene acquired two commercial buildings on Greenwich Street in Hudson Square for $50 million eyeing to build a high-end condominium with Hudson River views. Eight years later, the venture is in its home stretch of construction with its interiors being fit-out and a sales launch expected in the coming months.

Knighted 100 Vandam Street , the scheme builds upon a robust six-story Romanesque-Revival-style building at 527 Greenwich Street and inserts 25 terrace-rung floors within the load-bearing walls of the 1888-built former coal power plant . The design by COOKFOX Architects with Terrain-NYC also intends to add a touch of green to the former manufacturing district: Built-in recesses will allow for landscaped loggias and terraces and the balcony edges will act as solar shades.

100 Vandam will host 70 condos, including five duplexes, and ground-floor retail. Units in the 160,000 square foot project will average more than 2,500 square feet apiece. Terrain-NYC explains, "The loggia landscapes are designed to frame views of the city, creating context to connect residents to natural cycles and their location in a specific place and time." Resident amenities are to include a subterranean screening room, an automated 11-car garage, a bike room, and a fitness center.

100 Vandam is sited two blocks from the Hudson River waterfront and park, a short walk/bike ride to Tribeca, SoHo, the West Village, and the Financial District, and close to the 1 subway line. The building will join other new condo developments such as Greenwich West, 77 Charlton Street, and 70 Charlton Street. Corporate giants such as Google and ABC-Disney are planning to add thousands of new employees to the area in years to come. With Hudson Square growing number of residents, workforce, and dash of trendy hotels, the neighborhood promises to become among the most sought-after in lower Manhattan.
