The landmark conversion of the St. Patrick’s Old Cathedral School in Nolita is well underway, and the Time Equities and Hamlin Ventures-led development team have now listed the project’s duplex penthouse for sale. Priced at $13.1 million, the unit would be the fifth most expensive condo sale in the neighborhood if it achieves its 8-digit ask.

The four-bedroom, four-bath home is perched atop the tranquil Mott Street wing of the nearly 200-year-old complex. The unit sprawls a grand 3,673 square feet and features three private outdoor terraces with city views of the charming area. Residents enter a majestic great room that is 40 feet wide and has seven large exposures and a working fireplace. This lower living floor also features a large separate kitchen, a 464-foot garden terrace and a den/bedroom with an en-suite bathroom.

According to the Daily News, the building originally served as an orphanage before it was converted to a school. Oscar-winning filmmaker Martin Scorsese was reportedly a pupil in the building.
Ultimately, the conversion will provide seven new condos and two townhouses. Two other large units are for sale in the building, a 5-bed/ 4.5 bath priced at $11.9 million and a 4-bed/ 3.5 bath priced at $8.08 million. Amenities are to include an attended lobby, private common garden, fitness center and private yoga studio, dedicated private storage and bike storage. The church will also occupy a 6,100-square-foot community facility space on the ground floor.
