Between zoning rules and landmark restrictions, new condo developments are few and far between on the Upper West Side. However, DHD Architecture found a way to make a statement and raise a new building at 132 West 83rd Street. Two derelict four-story buildings were demolished, and a handsome, six-story building in warm, textured brick is rising on the site. Brick lintel courses and deeply embedded windows provide a pleasing look that more than compensates for the lack of towering height. Sales have just launched on its six apartments, which will include a ground-level duplex with a back garden, floor-through apartments on the second through fifth floors, and a duplex penthouse with a private roof deck.

All floor-through apartments feature open floor plans, seamless flow, north and south exposures, high ceilings, white oak flooring, gas fireplace, luxurious finishes, and private, south-facing balconies. The open chef’s kitchens are equipped with light grey oak cabinetry, marble and Quartzmaster countertops, and premium appliances. Spa-like baths are rich in tasteful finishes and high-end fixtures. Each apartment also has a full-size washer and vented dryer, virtual doorman/intercom system, and a dedicated basement storage space.
An offering plan approved in September lists a sellout of $28.975 million. As of this writing, two floor-through, four-bedroom apartments on the second and fourth floors are listed for $4.2 million and $4.4 million, respectively. As high as these prices may sound, they come in at a fraction of the $7.975 million that is the median price for similarly sized condos in this Upper West Side neighborhood (per CityRealty listings).
132 West 83rd Street is a few doors down from the private, air-conditioned garage where Jerry Seinfeld keeps his Porsche collection. The New York Post notes that “no, an invite to Jerry’s man cave is not included with purchase,” but the building does offer easy access to the best of the Upper West Side. It is beautifully situated between Central and Riverside Parks. The American Museum of Natural History, Columbus Avenue’s acclaimed restaurants, Broadway’s shopping, and the 86th Street 1, B, and C trains are a short walk away.
