Billy Macklowe’s Greenwich Village condo tower, 21E12, is on the rise, and last month Bloomberg reported that the building signed a whopping $60 million in contracts in May alone, many of them by locals rather than foreign investors.
Currently framing its ninth floor, the 22-story project is growing from the northwest corner of 12th Street and University Place at the site of the Bowlmor Lanes bowling alley. Coming circa 2018 are 52 for-sale residences designed by Annabelle Selldorf. The residences will be substantially setback from the streetwall and upper-floor apartments will have far-reaching views over the city. All units will feature oversized corner windows, foyers, gourmet kitchens and wide plank white oak flooring.

Per our building profile, an impressive 33 contracts have been signed in the building, most of which were secured above the initial asking prices. As one of the few“view buildings” to come online in the area, prices now average a hefty $3,100 per square foot, substantially more than the $2,490 median closing price recorded in the neighborhood last month.
According to Bloomberg, most of the interest has been coming from locals. Two of the contracts signed in May come from a native New Yorker who scooped up a pair of the building’s “duplex townhomes” for a total of $23.5M. The buyer will combine them into a single 6,600 square foot spread says the paper. A similar deal happened near the top of the tower where a buyer signed contracts for both apartments on the 21st floor. Together, they had an ask of $17.6M. Other high-value signings include both of the building's penthouses which had asks of $15.5M and $17.5M apiece and a 20th floor 4-bedroom listed for $9.1M.
Currently, there are 9 apartments on the market. They include a 4-bedroom in the A line for $8.6M and a 16th floor 2-bedroom in the C line for $6.225M. Move-ins are expected by the end of 2018. Amenities will include an attended lobby, fitness center, a roof terrace with an outdoor kitchen and private storage (for purchase).
