A new condominium at 221 Devoe Street in East Williamsburg has launched sales for its brand new homes available with one or two bedrooms. The location is between Bushwick Avenue and Olive Street, only three blocks away from Copper Park and two blocks from the L train at Graham Avenue. The building’s seven units include four one-bedroom layouts, a pair of two-bedroom layouts and also a penthouse with two bedrooms, two bathrooms and a 300-square-foot private terrace.
The new homes have 7-inch white oak hardwood flooring throughout, floor-to-ceiling windows and good closet space. Open kitchens have white quartz countertops, custom made European cabinetry and stainless steel appliances. Porcelain tiled bathrooms offer floating vanities and deep soaking tubs. There is also central air conditioning, recessed lighting and washer/dryer hookups.
Listings include a one-bedroom layout for $675,000 (Residence 2A) and another for $715,000 (Residence 3A); a two-bedroom layout with one-and-a-half baths is listed for $1.195 million (Residence 1B). Listings note a 15-year tax abatement and 3% closing cost credit for all contracts signed by Thanksgiving. A pair of units is already in contract; a one-bedroom for $729,000 (Residence 3B) and a two-bedroom for $1.25 million (Residence 4A). In Williamsburg, current one-bedroom condo listings have a median price of $862,500 while the median price of a two-bedroom is $1,397,500.
Permits were filed in 2016 to replace the former structure with the new four-story building featuring a modern paneled façade in orange and grey segments. It has a lobby and intercom system with a common roof deck with Manhattan views. It sits on a block with a variety of housing types and directly next door at 223 Devoe Street is a newly renovated rental building.
