The saga of new residential development 222 East Broadway dates back to November 2016, when the Bialystoker Home for the Aged, a New York City Landmark at 228 East Broadway, and a number of neighboring properties were purchased for $47.5 million. When permits for a new tower to rise on the site of the non-Landmarked buildings were filed in October 2019, one of the developers told Patch, “We’re already fielding a lot of calls because of the location.” Most recently, sales have launched with occupancy estimated for early 2023.

Prices start at $975K for studios, $1.195 million for one-bedrooms, $2.475 million for two-bedrooms, $3.85 million for three-bedrooms, and $6.5 million for four-bedrooms. At an average asking price of $2,278 per square foot, the building comes in well above the Lower East Side average of $1,649 per square foot (per CityRealty data).
222 East Broadway comprises a ground-up 28-story tower and the landmarked loft building. The circa-1929 Art Deco loft building has been restored to its original glory, and the new tower’s design by S4Architecture is distinguished by its variety of scale and proportion, which the firm describes as “a vertical village.”

While the new tower’s 333-foot height is in the shadow of the nearby One Manhattan Square and the supertall planned for 247 Cherry Street, it is nevertheless one of the tallest new buildings to rise in this section of the Lower East Side. And yet, it should be noted that this is a scaled-down version of the project: Developer Optimum sought air rights from the nearby Seward Park Co-op to increase the size of the project, but the deal did not get the required two-thirds shareholder vote.
222 East Broadway is well situated near Chinatown dining and such Lower East Side fixtures as Katz’s Delicatessen, Economy Candy, and Seward Park. It also offers easy access to Mercury Lounge, hot new boutiques and restaurants, and the dining, shopping, and entertainment options of Essex Crossing. The East Broadway F train is at the end of the block, and the Delancey Street-Essex Street transportation hub is a short walk away.
